Whitby clings to the steep sides of the River Esk where it meets the North Sea, a dramatic fishing town split between the East and West Cliffs. The East Side below the Abbey has narrow cobbled streets, fishermen’s cottages, and the famous 199 steps — housing here is characterful but access is extremely limited. The West Cliff has Victorian terraces and guest houses along Royal Crescent and Khyber Pass. The newer residential areas at West Cliff, Stakesby, and Helredale extend the town westward with modern family housing. Ruswarp and Sleights just inland along the Esk provide village housing. Robin Hood’s Bay, Sandsend, and Staithes along the coast have their own tiny fishing-village character with period cottages on steep cliff paths. The surrounding moorland has scattered farmhouses and isolated properties.
House removals are supplemented by a high volume of holiday home changeovers and seasonal let furnishing — tourism is the lifeblood of the local economy. Retirement and downsizing moves to the coast are regular. Furniture deliveries from distant retailers are common given Whitby’s remoteness. The East Side properties present extreme access challenges — narrow entries, steep steps, and no vehicular access to many addresses. Period furniture handling features heavily. Some coastal village moves are similarly restricted. Drivers carry full protection equipment, and a helper is essential for East Side and cliff-village properties.
The A171 connects Whitby south-west to Scarborough in around thirty minutes via Cloughton. North Yorkshire extends in every direction, with York around ninety minutes via the A169 and A64 through Pickering and Malton. Middlesbrough is reached north-west via the A171 over the moors through Guisborough. Redcar and the Teesside coast are accessible via the A174 and A171. Drivers cover Robin Hood’s Bay, Sandsend, and Staithes along the coast, and Sleights, Ruswarp, and Goathland inland. The A171 over the moors involves steep gradients — the Blue Bank descent into Whitby from the south is famously steep, and the Lythe Bank from the north is similarly demanding. The A169 through Sleights is narrow and carries heavy tourist traffic in summer. Within Whitby, the swing bridge connecting the East and West sides opens for boat traffic and can cause significant delays. The East Side streets are effectively pedestrian-only for much of their length. The West Cliff roads are hilly but generally accessible for standard vehicles. Car parking in Whitby is very limited, especially in summer, and early morning moves avoid the worst congestion.
